What should a commercial maintenance agreement include?
Named response windows by priority, the compliance calendar with lodgement responsibility assigned, a monthly report format you approve before signing, and exit terms that do not hold your building hostage. Ours includes all four.
Can you take over mid-year from another contractor?
Yes. We start with a site walk and build the asset register from what is actually on the wall, not what the last contractor's paperwork claims. Compliance dates are verified against the authorities' records before we take responsibility for them.
Do you handle wastewater, sewer and stormwater?
Yes, sanitary and stormwater systems, sewer blockages and overflows, pump stations and grease infrastructure. Overflow emergencies are P1: made safe first, reported with photos, and root-caused on camera so it does not repeat.
How does invoicing work for an owners' corporation?
One line per work order, matched to the monthly report, with photos attached. Trade account terms for contract clients. When a committee queries a line, the evidence is already in their report.
Do you do residential call-outs?
Only inside buildings we manage. Fairwater is built for portfolios and plant, not driveway call-outs, which is exactly why building managers keep our number.
