What prep actually means here

Peeling edges get scraped back to sound substrate and feathered flat. Hairline cracks get raked out and filled twice, because filler shrinks. Glossy trim gets scuff-sanded so the new coat has something to hold. Water stains get a stain-blocking primer, not a third coat of hope. None of this is visible when we leave. All of it is why the finish lasts.
