How settlement works.

Six stations, eleven searches, one named conveyancer. Here is what happens at each step, who does it, and what lands in front of you.

The order never changes. You always know which station your file is standing at, and who is standing there with it.

Contract review

We read the contract and the vendor statement before you sign, line by line.

Your named conveyancer. Never a pool, never a handover.

A written list of what to strike, what to ask, and what is fine as it stands.

Searches ordered

All eleven searches go out the day you engage us, not the week after.

Priya orders and reads them, and flags anything that needs you.

Each result as it lands, with one plain English sentence on what it means.

Exchange

Counterparts are signed and swapped, and the settlement date is written in.

Your conveyancer attends exchange and confirms the date in writing.

One message: exchanged, the date, and what happens between now and then.

Adjustments

Rates, taxes and outgoings are split between vendor and purchaser to the day.

Priya calculates them, and your conveyancer checks every line.

The adjustment sheet in writing before settlement, not on it.

Final checks

A final title search and a last read of the whole file, the night before.

Your conveyancer, with the file open and nothing else booked.

A short message: everything is in order, or here is what we are fixing.

Settlement day

Funds move, documents lodge, and ownership transfers to you.

Daniel attends settlement and does not leave until it completes.

Plan and easements

Zoning certificate

Catches the dream extension the council will never approve.

Land tax

Roads

Catches proposed road widenings and resumptions that take a slice of the block.

Contamination register

Catches land that was once a service station or a tip, before the bank does.

Flood and bushfire overlay

Catches the block that floods each February, before you own it.

Strata records, where applicable

Catches special levies and building defects hiding in the owners corporation minutes.

Final title check

The last look, the night before settlement, so nothing new has lodged since exchange.
