Commercial

Office, mixed-use and workplace buildings for developers and owner-occupiers. Structure, envelope and services coordinated under one programme, from demolition to practical completion.

Recent commercial work runs from owner-occupied headquarters to speculative office over retail podiums. Where the programme benefits, we let envelope trades as separate early packages, and we say so at tender rather than at variation.

DIV 02

Multi-residential

Apartment buildings from mid-rise infill to 200-unit precincts. Waterproofing, fire compliance and acoustic separation treated as structure, not finishing trades.

Multi-residential is where builders are audited hardest, so the systems are heaviest here: benchmark units signed before rollout, wet areas inspected at three hold points, and a defects period that we staff rather than survive.

DIV 03

Industrial

Warehouses, plants and logistics facilities where the programme is measured in tenant lease dates. Precast, tilt-up and long-span steel, with site management self-performed.

Industrial clients buy dates. Our precast and steel partners are engaged before the design is frozen, which is why our last four facilities settled on or before their lease commencement dates.

Fit-out

Commercial interiors delivered inside live buildings, after hours where the asset demands it. Clean sites, sequenced deliveries, no surprises for the tenants above.

Fit-out is delivered by a dedicated crew that never rotates onto structure work. Building managers get a named contact, an after-hours matrix and a site that photographs clean every Friday.

Contract forms

Delivery methods, in plain English

Most disputes begin as a delivery method chosen for the wrong reasons. Here is what each one actually means, and when we would recommend it against our own interest.

Design & construct

You hand us a brief or a partly developed design; we take single-point responsibility for completing the design and building it for an agreed sum. Fastest to site, cleanest accountability, and the right choice when certainty of price matters more than design control.

Best fit

Developers with a settled brief and a financier watching the programme.

Construction management

We manage trade contracts on your behalf for a fee, with every invoice open book. You keep control of design and scope; you also keep the cost risk. Powerful for complex or evolving projects, wrong for a fixed budget.

Best fit

Public bodies and owners with evolving scope and strong internal governance.

Lump sum

A complete design, priced competitively, built for a fixed contract sum. The traditional route. It rewards a finished design and punishes an unfinished one, because every gap becomes a variation with your name on it.

Best fit

Owners with completed documentation and a tested budget.

Early contractor involvement

We join the design team before there is a contract, pricing the design as it develops and flagging buildability while changes are still free. It ends in a lump sum or D&C contract, with the surprises already spent.

Complex sites, live environments, or any project where the estimate keeps moving.

What size projects do you tender?

Our band is $1M to $80M depending on division. Below that we are not competitive; above it we would be bluffing about capacity, and we do not tender jobs we cannot staff with named people.

Can you provide bonding and insurances?

Yes. Contract works, public liability at $20M, professional indemnity for design and construct, and security by bank guarantee or bond to suit the contract. Certificates of currency come with the tender, not after it.

Who actually runs the job day to day?

A named project manager and a named site manager, both introduced at the tender interview, neither swapped after award without your written agreement. Their last three projects are listed in our submission.

How do you handle variations?

Priced from the same rates that built the tender, submitted with the substantiation attached, and never used as a recovery strategy. Our repeat-client rate is the audit of that claim.

Will you work with our consultants and QS?

We prefer it. Your quantity surveyor is welcome on our sites and in our workings, and our programme sits in a live share that your team can open any week of the job.
