One contract, told straight

Northbank Exchange, contract MS-2148. Four stages from early works to practical completion, published beside the programme they were certified against. This is what document control looks like when it leaves the office.

    Early works

    Demolition, retention and the podium slab, delivered while the corner stayed open to traffic. Survey control was set once and never re-baselined; every level since has closed to within tolerance.

    Structure

    A jump-formed core with post-tensioned floors on a five-day cycle. The crane stayed rated for the whole pour sequence, and the cycle never slipped past day six.

    Envelope

    Unitised curtain wall closed the frame at two floors a week, with watertight sign-offs trailing two levels behind. Fit-out trades started under cover eleven weeks before topping out.

    Practical completion

    Certified eleven days ahead of contract, with a defects list of thirty-two items closed inside the first month. The client has since returned with a second building.
